# Owner Research

> Find properties based on ownership characteristics

Understanding who owns property—and their situation—can reveal opportunities. Ploti helps you filter by owner type, identify portfolio owners, and find patterns in ownership that indicate potential deals.

## The Opportunity

Owner research helps you:

* Find motivated seller situations (estates, distressed)
* Identify portfolio owners who might sell multiple properties
* Target specific owner types (LLCs, trusts, individuals)
* Find long-term holders who might be ready to sell

## Walkthrough: Finding Absentee LLC Owners

Let's find vacant land owned by out-of-state LLCs—a classic strategy for finding motivated sellers who may have inherited property or lost interest in a distant investment.

### Step 1: Select Your Search Area

First, select the boundary you want to search within. Click on a county, city, or draw a custom area on the map.

This combines four filters in one natural request:

* **Vacant land** (no improvements)
* **5+ acres** (meaningful size)
* **LLC ownership** (investor-owned)
* **Out-of-state mailing address** (absentee owner)

## The Time Savings
